Potential Leaking Lower Unit

I have now arrived at my boat twice now to find what appears to be an oily-like fluid coming from my lower unit. New 22GCW with only 24 hrs on the engine. I keep the engine trimmed up so the engine is just barely out of the water. If I stand on the back and rock the boat, every time the engine touches the water, a small bit of this fluid appears. See attached photo. Any thoughts as to what is going here? Pin hole leak in the lower housing? I have already notified my dealer but they are 2 hrs away and closed till Tues.

My first thought would be to make sure no oil is coming out of the lower unit drain/fill plugs. There could be a bad gasket on one of the two. The plugs could also be loose. No matter where it's coming from, I would be concerned about water getting in the lower unit.
