Spring Projects Before Hitting The Water

I have an aluminum 3 step that hardly gets used. I've found fastening it to the dock to be the issue as mine hooks onto the dock.
 
So much going on this season remodeling, wedding plans, and much much more.

What will be the relaxing point for the entire family ?

Well by April 1st. I got the following completed The roof over the back porch. The Kitchen tile floor removed, new wood base down and a new tile floor laid in. The shower replacement comes on April the 23rd. Old shower out and linin closet will wait for Fall. I was out In the boat March 21. But to finish all the work Benny has had to wait, hope to get out a couple of times next week. Been a busy Spring.  :unsure:
 
Here is some progress shots of my spring closet project. Took part of the basement storage/laundry room and added a walk in closet. Our bedroom closets are small and I guess I have too many pairs of daisy dukes and tube tops creating a storage issue. Still need some carpet and trim but it is almost done.

VERY Nice lakeliving.  I cannot and do not attempt handyman projects, therefore all of my daisy dukes are just piled up in the corner

What a talented group

Did my first forced project 

80 Gallon Electric Hot Water Tank Died 

Sooo

Was thinking about a new tankless heater

Was ready to pull the trigger 

When I decided to fix existing

Put in two new elements with new thermostats 

Sucked the calcium - lime out of the bottom of tank

AND
We are up and running 


One down a ton more to go (lol)

Next project is city home 

It is a big one 

Will be there for at least 2 weeks 

With professional help !

Very nice work! You are a busy man.

Sooooo, I need someone to come tape and mud a bathroom, just about like that ... I can hang it, but the rest I do pitiful work. Even youtube doesn't seem to help me get any better at it  :D

The water and gas lines add a little challenge! And Tom, the secret for mudding is more thin coats. Not big globs. At least that works for me.
 
I'll never do mud again. At least not a whole room like that. I finished the inside of my garage a few years back. Rewired it, insulated, hung all the drywall and then spent the better part of a week in there in the peak of summer with a buddy mudding it. My garage is not climate controlled. It must've been like 110 degrees in there when we closed the garage doors and worked on the ceiling. NEVER AGAIN.

Don't miss that outside work! We moved into a condo in January so gave most of our outdoor tools to our kids for their houses. We can spend more time at the lake house without worrying about getting those things done "down below".
 
I have two houses one in the city and one at The Lake

Since retirement we live Lake Front year round

The kids young adults lived in the city house due to work

Now with one getting married and the other preferring a condo lifestyle

Everyone is saying Sell The City Home

I can't even comprehend the thought 

Have planned on giving each child a home from the very start

I have to say these comments have me chuckling 

Selling the house seems like the thing to do under normal conditions

These are not normal conditions (lol)

The house is over 200 years old

Was a Stage Coach Inn, General Store and Post Office 

It is truly a Historic Landmark

My wife and I bought it while still engaged at a very young age 

Most homes have 2 x 10's as floor joists

This one has split oak trees

Most homes have 2 x 4 studs on the exterior walls 

This one has 6 x 6 hand hewn beams with post-n-pin construction

Stone Fireplace, Marble Fireplace, Built In Book Cases

Hand Carved Staircase  

I guess if I sell it finding anything close would be difficult

With saying that what is even more important is....

The house was truly a home a part of so many memories 

We don't own the house , we are it's caretakers and I think it owns us
